How Long Should Your Water Heater Last?

Standard tanks: 8–12 years. Tankless: 20+. Here's how to extend either — and how to know when it's time to replace.

How Long Should Your Water Heater Last?

Expected Lifespan by Type

  • Standard gas tank: 8–12 years
  • Standard electric tank: 10–15 years
  • Tankless (gas or electric): 20–25 years
  • Heat pump water heater: 15–20 years

How to Double Your Water Heater's Lifespan

  • Flush the tank annually to remove sediment
  • Replace the anode rod every 3–5 years ($50 part)
  • Set temperature to 120°F (higher accelerates tank corrosion)
  • Install an expansion tank if you have a closed system

Signs You Need Replacement

  • Rusty water from the hot tap
  • Popping or rumbling noises
  • Water pooling around the base
  • Water is lukewarm even at max setting
  • Age exceeds 10 years and repair estimate exceeds $300
